What if You Could Pay Off Your Home in 5-7 Years?

Recently we attended a workshop on how to flip homes and create passive income through residential real-estate. As you know owning rentals is a great way to add to your freedom portfolio of passive income. It was there we connected with Michael Lush, founder of Replace Your Mortgage. We’ve used velocity banking many times in order to pay off debt but what Michael and his team has figured out and created is amazing, plus they stand on the principles of serving and helping people. 

The banks make an insane amount of money on amortization loans (mortgage, auto loans, personal loans) as you pay the most interest in the beginning. You may think you’re paying 4% on your mortgage but in reality you are paying 80% or more for the first 5-7 years. It is only if you keep that exact same mortgage for 30 years that you end up paying 4% over the time of the loan. The banks know you will want to trade up or refinance long before that so they make sure you pay the most interest in that first portion of the loan. Well, Michael and his team have figured out a way to beat the banks, and make sure that money that would have gone to the bank, goes into your pocket instead. All without you making extra payments or having to go out and get a second job. It’s pure math, not magic.

25 Ways to Make a Few Extra Bucks

Whether you’re working on reducing debt, increasing your savings or just need a little extra cash there are plenty of fun and somewhat easy ways to pocket extra money.

25 Ways to Make a Few Extra Bucks

1. Deliver pizza. This is not just for college students anymore. People of all ages have discovered an easy way to make extra money by delivering pizza or other food. Most places pay an hourly rate plus mileage. Plus you get to keep the tips.

2. Participate in focus groups and surveys like Swagbucks. Just make sure you research them first. The Penny Hoarder has an awesome post on how to make money using Swagbucks (actually, they have a lot of great posts so make sure you check them out). Other good sites are e-Miles and MySurvey.com.

3. Write an ebook and sell either on your own site, via Gumroad or on Amazon. How-To books and other practical guidebooks are a great way to make some extra money. A good book on how to write and publish an ebook on Amazon is APE: Author, Publisher, Entrepreneur – How to Publish a Book.

4. Become a freelance writer. Freelance writing is a great way to make extra money if you enjoy writing. I have friends that have gone from $0 to $4,000 per month very quickly. One of them is Gina Horkey who now teaches others on how to do the same with her new course.

5. If you enjoy doing yard sales why not offer it as a service? Offer to do it for someone at their house and take a % commission or flat fee. Plenty of people don’t have time for a yard sale or enjoy doing them but have things to sell. You can even offer an extra added service of helping them declutter.

6. Evaluate websites on UserTesting.com. This is a great, fun way of earning extra money by literally speaking your mind about your user experience as you land on a website. Website owners submit their URL to UserTesting and then you go to the page and give feedback on what you think, what you think the site is about and so forth.

7. Walk dogs. Walking dogs is a great way to make extra money plus you get exercise too! On average a dog walker makes 15-20 dollars an hour. Just remember to look into liability insurance and if you are going to do this as a business you definitely want to get bonded, licensed and insured.

8. Water plants and take in mail. Not everyone need someone to stay at their home but need their plants waters, lights turned off and on and mail taken care of in order to look as ‘we are home’ as possible. This is a great service you can offer in your neighborhood.

9. Mow lawns, rake leaves, shovel snow and other simple yard-work. Put your lawnmower and other garden tools to work. Find a few nearby houses whose lawn always look in need of mowing and ask them if they are willing to pay you to come there weekly to mown their lawn or if you live in an area where it snows knock on homes that seem to take a while to clear their driveways.

10. Collect aluminum cans and other scrap metal. Some recycling centers will pay you for aluminum and scrap metal. Or look for a local business that buys metal. If you have coworkers that drink soda ask them to give you the cans. Free money.

11. Don’t shop groceries for a week or two. Use up what’s in the cupboards, fridge and freezer. It’s a great way to clean out, finally see what’s in the freezer and cupboards and use up food that may be close to freezerburns or expiration dates.

12. Offer advertising on your car if you travel around your local area a lot. Check sites like Street Team Production, Free Car Media and AutoWrapped. Also, are there companies in your area that wrap vehicles for a living? Ask them if they need another vehicle driving around town wrapped with their advertisement.

13. Become a tutor. If you enjoy helping students study for a particular topic or test tutoring can be a great gig. You can either advertise your own services or go through an agency like WyzAnt or Kaplan. Check with universities and your local schools too. Try to connect with other tutors to learn how to find clients, what to offer and what to charge. Maybe one of the tutors you connect with is so busy you could help him or her?

14. Run errands for people. Check sites like TaskRabbit to see if they are in your area. You can also offer it as a service in your neighborhood and offer services like picking up dry cleaning, go grocery shopping and any other shopping.

15. Make extra money on Fiverr, ODesk or ELance by offering things you can do easily. Common offers on there are Word to PDF conversion, editing, writing and anything video. You are not going to get rich doing that but converting a Word document to PDF may take you a minute and you just made a few bucks doing that.

16. Power wash fences, siding, driveways. If you own a power washer and clean your own fence, siding and driveway, why not offer that service to others in your neighborhood? A great way to utilize a tool and skill you have and make money at the same time. A lot of people don’t have a powerwasher and would love to have their fence, siding or driveway cleaned for a reasonable fee.

17. Pick up dog poo in people’s backyards. Is anyone offering this service in your neighborhood? If not, you could be making some extra money doing duties some owners don’t have time or want to do.

18. Organize garages, offices, closets for a fee. Are you the master of organization and decluttering? Why not make some money doing something you enjoy doing anyway? Lots of people don’t have the time or skill to quickly organize an overflowing garage, closet or office and would be happy to pay you to take care of it.

19. Put flyers on cars/doors. Rotate magazines, booklets and more. Phone catalogs is still alive and well too. Check with any local magazines that may need monthly delivery to restaurants and hotels. Plus find out who delivers the realtor magazines, coupon booklets and local free newspapers that you often find at grocery stores and gas stations. They may be looking for a new delivery person once a week or once a month.

20. Work at concession stands at events. Also contact companies like Costco and Whole Foods that often do in-store food tasting. You may need a food handler’s permit for these kind of jobs but they are easy to get and traditionally doesn’t cost much. Or even better, see if you can sell water bottles for a $1 a piece at events. Great margin and profit.

21. Create an online video course and sell it on Udemy. Do you do something with ease that others may want to learn? Udemy has tons of different courses. Do a little research and see if you can offer an online course on there. Udemy requires you to include a big portion to be video. All you need is an iPhone or Android to get going. You can also record on your computer, insert slideshows and more.

22. Start driving for Uber or Lyft. A great way to make extra money. But before you join, make sure you check local zoning regulations and with your auto insurance. Some cities now look at those services as you are operating as a professional livery service (taxi and delivery) meaning you may need special insurance. If you don’t, then you can get slapped with a hefty fine. But if you’re in an area with no or few regulations joining either company can put some nice cash in your pocket.

23. Join Mturk – offer your services and set your own prices. Mturk is a marketplace for those looking for various tasks to be completed. It is owned by Amazon. You can go in and look for tasks that people look to have completed, pick the ones you want to do and then get paid if the person picks you to do it.

24. Play music at a cafe, bar or at a street corner. If you play an instrument and can play a variety of songs doing something you enjoy doing while making a few extra bucks is a great use of time. Just remember to put out something people can leave a tip in.

25. Rent out your house or place using Airbnb or VRBO. You can rent out a bed, couch, room or the entire house. You can choose to rent out a day, week or month. It is all up to you. You set your own price, list on those sites and then they take a small fee for the listing. Airbnb especially has become a popular place to look for a place to stay instead of hotels.

3 Reasons To Use a Credit Card

Now before you go all “Dave Ramsey says..” on me this post isn’t about getting into credit card debt or even spending without a plan. It’s about what you can gain using a credit card, if you use it with strategy.

Traditionally using a credit card is a bad idea. We all know how detrimental credit card debt can be. I certainly do. I carried credit card debt back in the day before I got smart. Sadly according to the latest research credit card debt is skyrocketing again and half of American’s feel insecure about their financial situation.

If you can’t stick to a very strict plan using a credit card this post is not for you. You need to read my book How To Get Out of Debt Living Paycheck to Paycheck and take my Financial Freedom course.

Now that said, if you can use a “no annual fee with rewards credit card” in a smart way read on. And note this only applies to a no annual fee rewards card that you either get cash back on or that provide points for something you use anyway, like travel points. Not just a standard credit card with no perks.

1. You travel for work and your employer reimburse you. Or if you regularly get reimbursed for other purchases. This is a great way to either make cash back or get travel points without spending your own money!

It’s especially great if you use a credit card with an airline carrier and your employer lets you keep the mileage points. That way you earn points both for flying and for the ticket price. And, don’t forget the hotel and rental car points as well. If you travel a lot you can fly on vacation for free or for a lower cost courtesy your employer’s money.

If you struggle with credit card debt you may be too tempted to use your card for personal use. If that is the case this is going to cost you more than it’s worth. Don’t play with fire!

2. You strategically use your credit card for things you would use your debit card or cash for like gasoline, groceries and utilities. This one requires discipline. Let’s say your food budget is $100 per week. Go to the store, swipe your card, immediately get on the computer and make a $100 payment on that credit card from your checking account.

You get cash back or travel points but you use your credit card temporarily before using your cash.

3. No matter how much I tried to come up with a third reason I couldn’t. This is where you come in. I would love to hear how you strategically use a no-fee rewards card without going into debt.

A Budget Allows You to Have Fun!

What’s the first thing that comes to mind when I say the word budget?

Restriction, holding you back, boring, no fun, buzz killer, difficult, waste of time, hard to do.

Unfortunately the word budget has become associated with negative words. After all, let’s be honest, it’s not exactly like people jump up and down in excitement when it comes to sitting down doing a budget. To some, a root canal may be more fun.

But what if I could show you a different way to think of the word budget? Let’s take a look at my definition of the word budget.

What if we could think of budgeting as providing us freedom instead?

A budget is not a life sentence. The definition for the word budget is: “Estimate of income and expenditure for a set period of time.”

A budget is not there to take all the fun out of your life. Opposite, it’s there to add fun into your life.

When I learned how to budget I realized it was up to me what to include in the budget. I could allocate my money any way I wished. I didn’t have to create my budget based on what others suggested. It was up to me to decide what I was comfortable with.

A budget doesn’t have to follow some standard cookie cutter version. This is your life and therefore your budget. Even if you follow the steps in my book & Financial Freedom course I always suggest you implement what works for you and create your own version.

I don’t want you to stop eating out all the time or having fun. I don’t want you to stop enjoying life or going traveling. That’s not what budgeting is.

Budgeting is simply a way for you to decide where you want your money to go. And once you have a budget in place that you feel comfortable with you can go on autopilot. You have a plan and you don’t have to stress about it every single month. Wouldn’t it be nice to work a little hard now creating a budget so that you don’t have to worry about where your money is going all the time?

Let me explain the autopilot a bit better.

I’m working with this client right now that has $28,000 in credit card debt.

When I asked him how long it will take before he is debt-free he had no idea. I told him if he stopped using his cards, and only paid minimum payment, it would take 13 years. News like that can feel kind of devastating. Why even try to get out of debt?

He could have kept going along thinking getting out of debt was a hopeless thing, right?

Thankfully he has me. I ran the numbers and asked if he could find an extra 50 dollars a month. He said yes. I mean, 50 dollars isn’t that much money. But guess what? That extra 50 dollars a month will get him out of debt in 3 years using the snowball method. You create a plan and then you go on auto pilot.

I’m not asking him to stop living. I’m not asking this person to live on noodles. I’m asking him to find an extra 50 dollars a month somewhere in his budget. Could he get out of debt faster? Of course. But he has other monetary goals too and is fine with the time frame as it allows him to include fun, travel and balance in his life.

The key is – let’s not go so crazy with our money we stop living! Now, I know all of this may seem a bit overwhelming but I hope that every time you hear the word budget you think of it as providing you freedom instead of restricting you.

A friend of mine challenged me to set a CRAZY goal for March. After thinking about it I decided I want to help at least a 1,000 people start their journey towards financial freedom.

Other ideas were to run Facebook and Twitter ads. Do a free webinar and then sell the course. All great ideas that I have on my future to-do list.

Then a bit of panic set in. You see, I’m preparing for my next book that launch April 1st. I’m working on pre-order bonuses and everything else that comes with launching a book. Adding this crazy goal to an already full to-do list made me want to ignore the goal all together.

Then someone suggested I share my course for free. At first I was a bit hesitant. Free doesn’t pay my bills. I wish it did. But then I thought…if my goal is to help a 1,000 people start their journey towards financial freedom in March I can either go hit the pavement to show people my awesomeness or I can quickly reach a 1,000 people by giving my course away for free. The latter allows me to get some sleep in, work on my book launch, connect with people I otherwise wouldn’t have, while achieving my goal of helping at least a 1,000 people.
